I'm refering to your letter from 2/8, and have some complaints about this letter:

1. You put the letter under my door, even if I've made it clear that I don't want anyone from your office, on my door, with special gifts or anything like that, like you wrote in a letter.


2. My name is Erik Ribsskog and not Eric Ribsskog.

3. You haven't put on the statement, around £2.000-3.000, collected by your representative George, from your Preston-office, on my door, sent by Lorna, from your Weaverthree-road office, after I bought a new washing-machine since I needed clean clothes and the old one wasn't fixed.


(I attach a scan of a receipt from 6/6/10, which I found in my organiser, which isn't on the statement.

This is recept number 11, and I think Mr. George only used that block for my bills, so I guess he received 10-15 payments, or something on my door.


Even if he was never on time, and I had to back and forth, to the bank, all the time, since he didn't keep apointments, and Lorna at your office, and I, didn't go well, due to your disrepair.


So I don't think you have claim, this was harassment towards me.

4. I've used some of the rent-money, for buying a washing-machine, dish-washer and furniture from Argos.

You didn't fix the washing-machine, when it broke down, I tried to hand-wash, and had to buy new clothes, as well, since I did the hand-washing wrong.


It's only one sink in the kitchen, which is very un-hygienic.

The sink has 'suicide-cuts' in it, it seem.

Shouldn't be used for dish-washing, so I bought a dish-washer.


George didn't show up on agreed dates, so didn't get receipts.

Wasn't much furniture in the flat, night-tables in the living-room etc., so I bought more furniture from Argos.


It was in-expensive machines and furniture, I guess the total was around £400, (I did the installing/furniture-asembeling myself, so I round up to £400 which I think should be on the statement as well).


5. You lie about garbage-throwing arrangements, the garbage-bin is behind a patio, used by a local pub, (Rigbys pub), and restaurant, (Lady of Mann).

One can throw garbage outside of restaurants opening hourse, (gate is locked with big pad-lock), so I don't think you can say that the rent should be more than the housing-allowance.


One should be allowed to cap the Housing Allowance here, a bit since garabage-throwing arrangements aren't fine, and you use two years to fix my boiler, and repairs have been lagged, so I've had to do electricity-work myself, since I've been waiting for other problems to fixed, and there have been 'e-mail arguments', between me and your office.


So you should deduct £1000 of the statement for this, I reackon.

Total deductions = £3.000 (collected by George, not on statement) + £400 (washing machine, dish-washer and furniture from Argos) + £1.000 (capped rent-payments due to garbage throwing arrangements not being fine, and disrepair) = £4.400.


You owe me:

£4.400 - £3.501.24 (your rent 'arrears') = £898.76

You've also sent scam-emails, and have not informed me about a hearing, and use wrong name on me, I'm Erik Ribsskog, not Eric Ribsskog, it's just the landlord who harass me, and mess with my name and tenancy, due to that I'm from Norway, I think it must be.

Hi again Mr. Harker,

I got a phone-call from Payplan now, advicing me to contact the CAB.

As I've explained to you earlier, my local CAB have 'messed' with me, like I've explained about.


I therefore send about this to you, at the top, of CAB.

I have a dispute with my landlord about arrears.

The Liverpool County Court didn't inform me about a hearing.


They have sent me a warrant Z0000538, with an eviction-date of tomorrow, Wednesday 17/8.

I wonder if you could please freeze this eviction-process, untill the dispute about rent-arrears is sorted, (like Payplan adviced me to ask the CAB).

Hi,

I contacted the Council, to complain on that you haven't warned about the bouilding-work, that you are doing now, on Hope Champers.

I explained that the Council always tells in advance, in letters, when they do work in Dale St., etc.


The Council, (Alex Danylco there, Environmental Health Officer), told me that it was good pratice, to tell tennants in advance, about building work.

And I think that, escpecially, since the disco, G-bar, is right across the lane, with load music, untill 3 am - 6 am, four nights a week, then the landlord should warn in advance, about the building-work.


Because it's easy to get a late rythm, living next to a disco playing load music, especially if you have a IT as a profession/hobby, like I have.

So I'm going to tell this in court, that you don't follow good practice, if you try to throw me out again, (since I have some arrears).


I haven't got anywhere else to live, and you don't do repairs eighter, (like the Council have been inspecting here), so I don't think I should pay all the money, when I don't get the full product, that I pay for.


How long is this noisy building-work going to last?

Isn't it T.J. Thomas/Imperial Properties who owns Hope Chambers?

Why haven't tennants been informed?

Hi Mr. Grimes,

I'm sorry I didn't open the door, when you were here today, but I thought it could be a bit threatening, if there was a bailiff there, with you, etc.

I wait for Liverpool City Council, to show up here, on Wednesday, to inspect about disrepair, so I think we have a dispute.


I don't think it's fair, that I should pay the full rent, when you don't fix repairs, and when you lie about the garbage-throwing arrangement, (you say they are accessable 24 hours, but they close at 11 pm, and don't open untill 12 noon on Sundays, since one have to go to the restaurant, with the beer-garden, to throw the garbage).


So I'm not affraid of taking this to court, I think I have a strong case, I'm afraid to say.

Also, I would have propably paid the arrears anyway, if I'd had the money, because I don't really like getting people on my door etc.


But, I haven't got any money, unfortuantely, and I'm unemployed.

But I am on Ladders, and have a high income-potential.

So £2000 in arrears is an amount that I'm going to be able to pay back.


I'm also waiting for an inheritance, from Norway, but my aunt Ellen Ribsskog Savoldelli, is delaying this, for more than one and a half year now.

I've complained to the courts in Norway, but they haven't done anything.


I've also updated Citizens Advice, since I haven't got any other place to live.

I think I'll just put the Housing Allowance on a bank-account, with Barclays, which I almost never use now, untill we agreed how to go forward with this.


I'm sending copies of this e-mail to the Council, CAB, the courts in Norway, my aunt Ellen, etc.

Hi,


I received a letter from my Landlord today.

They want my housing benefit, to be sent directly to them.



But the problem is, that they neven fix things that get broken.


The boiler didn't work for more than one year, the washing-machine stopped working a couple of years ago, and I had to buy new, since they never fixed it, and I had to wash my clothes in the bath-tub, and I did it wrong, so I had to buy new clothes as well.



(They also lie about the garbage-throwing facilities, and say they are possible to use, 24 hours, but they close at 11 pm., and one have to walk passed a beer-garden, full of people drinking, so it can also be embarrasing throwing the garbage, so the bins should be on a public are, like in Leather Lane I think, and not in the bin-store belonging to a restaurant).



So I have to work as a genator, and fix the bath-room lamp with duct-tape etc.


Also I am unemployed, and on a strict budget.


So then I don't think it's fair that they should get the whole rent, when I have to do their genetor-work etc., so I sometimes deduct a bit from the rent, since they don't do their job with repairs.


Also there is load music from the discoteque outside, four nights a week.



Also, they write 'I am lead to belive', about that I get housing allowance, but that's like they are spying on me, I think.


That's not a proper reference, I think.


They go behind my back in a vendetta-way with this letter I got today, I think.


Because they don't tell you the problems that have been with the repairs etc.


So their letter doesn't mirror how the tenancy-situation really is, I think.


So I hope you don't listen to this horrible landlord, but let me have this bargaining-card with them, so that they don't get even worse.


I wonder if they do this as some kind of hate-crime against me, because their reference/excuse for attacking me, in their letter to you, wasn't fine, I think, (so I send a copy of this e-mail to the police).


So I hope you don't listen to their one-sided letter, but continue to send me the Housing Allowance as usual.

The adjudicator freed CAB since Brits didn't know how to e-mails, since e-mails were new.


I think that was a bad excuse, since e-mails have been around for maybe twenty years or so, and staff should be trained in using office-equipment.

And e-mail addresses are on CAB websites.


The last time I visited Liverpool Central CAB, I was so harassed by staff, that I don't want to go back.

I live in Liverpool, and wondered about how the rules are in the UK,
about this issue:



I have a flat, and the Landlord, (George. I haven't been given his last
name or phone number), is supposed to go to my flat, and collect the rent, we
have agreed.

(Due to problems with Lorna at Imperial Properties, that
she don't get fixed the stove, washing machine, boiler etc., when it gets
broken.

I've been living here since 2006, so maybe once a year,
something stops working, but isn't fixed, by the Landlord).


I have agreed with the Landlord, (George), due to the problems with
Lorna there, the George would go to my appartment to collect the rent, once a
month.


But once, he didn't go, and I think something must be wrong, since he
don't give receits, neighter does he give his business-card.


He was supposed to be here to collect the rent, on 27/11, but hasn't
been here.


Now it's 12/12, and he, (George, Imperial Properties), still hasn't
been here, to collect the rent.


(So now I've had to use some of the rent for other bills, or food
etc).



But in Norway, where I'm from, we have a word 'hevd'.



I wonder if you have the same here?


If the landlord don't collect the rent, does this mean that I get the
right to live here, without paying rent then?



Is there a tenants assosiation in the UK.


I thought of contacting a tenants assosiation, but I couldn't find
one, so that's my question to you, that I wonder about, if you know of a
tenants assosiation, who I can contact about this!

      Men nå hadde jeg satt de inn hos RBS.

      Og nå var'n så sein, så nå ga jeg bare husleie for en uke, £120, siden jeg trodde jeg skulle få beholde penga den her måneden, siden han ikke dukka opp.

      For han hadde vært på ferie igjen, og tenkte han skulle sende noen andre.

      Men han avløseren hadde ikke dukka opp.

      Så derfor hadde dem ikke henta pengene.

      Men da kommer han om en uke, for å hente husleia for neste måned, for da får jeg nye penger.

      Men noe kvittering fikk jeg fortsatt ikke, men det er kanskje uhøflig å spørre om det?

      (Jeg kjenner ikke skikken i England så bra).

      Jeg har jo pratet med Lorna på han George sin mobil, så jeg vet jo at han er tilknyttet firmaet eller Lorna ihvertfall.

      Så det er mye rart.

      I'm sorry, but I've conducted an investigation into this, and I can't see that there have been

      any incidents like you have mentioned, in the same way, that you on the Citizens Advice

      Bureaux, have failed to comment on, the phoney business, at your Liverpool-office, and

      at your head-office.


      I'll enclose a copy of my last e-mail to the CAB, regarding this.

       

      I think also think it must be this way.


      That, if I have no right to get help from the CAB, since they are a charity, and not Government. (Like the Merseyside Police, told me you were, last year).


      Then, I don't think that the CAB, have any right, to get help from me, since I'm not Government eighter.

       

      I hope you agree with me on this.


      I'll see if I can find a copy of the menitoned e-mail.

       

      Please note, that I write in the e-mail, among other things, that I, due to the mentioned problems, don't really want to have anything more to do, with the CAB, after the way, that the complaint-process was handeled.
